RICHARD BOWERS & CO. REPRESENTS SALE OF HISTORIC DOWNTOWN PROPERTY TO REAL ESTATE EXECUTIVE FOR CHILDRENS’ CHARITY GROUP

After marketing the property for just two months, Richard Bowers & Co.’s Jim Davenport and Vice
President Ashley Parker negotiated the $1.75 million sale of 83 Walton Street, an historic property
located in downtown Atlanta, on behalf of owner Walden Enterprises, LLP. The property was
purchased by J. Ronald Terwilliger, chairman and CEO of Trammell Crow Residential, for use by
STANDUP FOR KIDS, a not-for-profit organization founded in 1990 to help rescue homeless and at-risk
youth.
Terwilliger is very excited about the 83 Walton Street property. “Since the
building was the former headquarters for Capricorn Records, it has an important heritage to the
music industry and to this city,” he explained, adding several of the building’s current tenants
carry on that legacy today with their involvement in the music and media industries.
“Additionally, I have purchased this building with the belief that there will be a continued
resurgence in downtown Atlanta and the Fairly Poplar district. As a part of this investment,
we have an exciting project in the works which will not only fill the remaining vacant space in the
building but at the same time will bring new excitement to the City of Atlanta.”
According to Keith Sanders, national director for corporate development for STANDUP FOR KIDS,
the organization will utilize approximately 4,000 square feet of the 15,750-square-foot property as
its regional headquarters, while the remaining space will be leased to other tenants.
“I am proud to support Stand Up For Kids and provide them executive space in the
building as they strive daily to make a difference both locally and nationally in the lives of
children who are without the basic necessities of life which we all take for granted every day,”
Terwilliger stated.
“We appreciate Ron’s generosity and his support of STANDUP FOR KIDS,” said Sanders. “
With his assistance, we will be able to reach hundreds of kids who live in the shadows of our
society and help them improve the quality of their lives.” Sanders explained that Atlanta is an
important market for the organization due to its access to transportation and its pleasing climate,
and the city attracts kids from around the country who are faced with few options.
Sanders adds: “We fell in love with the building right away, and we are grateful
to Richard Bowers & Co.’s help in facilitating the sales transaction,” added Sanders, who adds
the organization was looking to establish a larger presence in the Atlanta region.
“We are pleased to be able to have found such a worthy user for a property that has
such a colorful history,” said Davenport, regarding the building’s cultural relevance as the former
home to the famed Capricorn Records. Capricorn Records was launched in 1969 in Macon, Ga. by
Phil Walden and Frank Fenter and put Southern Rock on the map by signing The Allman Brothers Band,
The Marshall Tucker Band and Wet Willie, among others. The label was also the home of Otis
Redding, and in its later years, launched alternative acts such as 311 and Cake.

The 83 Walton Street property is on the National Register of Historic Places. Built in
the 1920s, the six-story building offers stunning architectural features, high ceilings and exposed
beams, and also features a large, rooftop terrace. Located in Atlanta’s Fairlie-Poplar
district the property is within walking distance of Centennial Olympic Park, Georgia State
University, Philips Arena and other downtown entertainment venues, and is convenient to
restaurants, residential housing and MARTA.
